What is the appraisal process?
To begin, let's talk over the phone, via email, or via text to figure out what kind of appraisal you're looking for. We will discuss the specifics of the property and the type of real estate appraisal you require during our initial conversation. As soon as we understand your unique needs, we will provide you with a quote. In general, the total cost of having a state-certified, experienced appraiser complete a full real estate appraisal depends on a variety of factors, including the type of appraisal required, the complexity of the appraisal, the property's size, location, age, gross living area, and condition. Once you decide to move forward, we will schedule a time for the property appraisal. An appraiser visits the property at the scheduled time, introduces himself to the homeowner, and briefly explains the appraisal process. His first step is to inspect the exterior of the house, measure it with a rolling tape, and take exterior photos for documentation. After the outside inspection is complete, the appraiser inspects the interior.
The appraiser enters the house and makes sketches of the layout, takes pictures, and consults with the owner about any issues as well as recent upgrades, renovations, and additions that may affect the value of the property. After he or she has finished their on-site inspection, real estate appraisers are happy to discuss the process and answer any questions you may have. Appraisers spend on average 20-40 minutes on-site, though that time can vary widely based on factors such as the size of the home being appraised.
An electronic PDF copy of the completed appraisal report will be emailed to you within 5–7 business days (excluding weekends and holidays) after the inspection.
