Appraisal Services Across Bergen County

Bergen County has 70 municipalities, more than any other county in New Jersey. That includes high-rise condos in Fort Lee and Edgewater, Tudors in Ridgewood and Glen Rock, estates in Alpine and Saddle River, and flood-exposed homes along the Hackensack River. The median owner-occupied home value is $593,200, and 65.4% of homes are owner-occupied (U.S. Census). Values can shift sharply from one town, or one school district, to the next, which is why comparable selection matters so much here.

New Jersey Real Estate Appraisal Group provides state-certified appraisals for Bergen County homeowners, attorneys, executors, accountants and investors. Every report follows USPAP and is written to hold up when it's challenged, whether by opposing counsel, the County Board of Taxation, the IRS or a lender's review appraiser.

Bergen County Tax Appeals and the 2026–2027 Revaluations

Bergen is in the middle of a large revaluation cycle. The Bergen County Board of Taxation lists 36 municipalities with revaluations or reassessments for 2026 and 24 more for 2027 (Bergen County Board of Taxation). The 2027 group includes Fort Lee, Hackensack, Englewood, Fair Lawn, Ridgewood, Tenafly, Mahwah, Wyckoff, Rutherford and Garfield. Owners there will receive new assessments for 2027.

Deadlines: appeals are due April 1, or May 1 in a town that has implemented a revaluation or reassessment. In either case, the appeal must be filed and received by the deadline (NJ Division of Taxation). Properties assessed over $1 million can also appeal directly to the State Tax Court. Because Bergen has so many revaluation towns, confirm your own town's date with the Board before you file.

According to the Board's tax appeal FAQ:

Value is set as of October 1 of the pre-tax year, the "assessment date." All evidence, especially comparable sales, must be on or near that date.
After a revaluation, assessments must equal 100% of market value as of the previous October 1.
Expert evidence: if you rely on an appraisal, a copy goes to the assessor, to every member of the Tax Board and to the Tax Administrator at least 7 days before the hearing.
The appraiser must be available at the hearing to testify and be cross-examined.
Your current assessment is presumed correct. You have to prove it's wrong with credible evidence.
Board office

The Board is at Two Bergen County Plaza, 1st Floor, Hackensack, and encourages online filing (Bergen County Board of Taxation). We prepare tax appeal appraisals valued as of the correct date and attend the hearing to testify.

Estate and Date-of-Death Appraisals

Bergen County estates are handled by the Bergen County Surrogate, Two Bergen County Plaza, 5th Floor, Suite 5000, Hackensack (NJ Courts). Executors typically need a date-of-death value for three reasons: to report stepped-up basis to the IRS, to divide property fairly among heirs, and to support a sale or buyout. With Bergen values, the basis difference alone can be significant.

Our estate and date-of-death appraisals are retrospective. We value the property as it stood on the date of death, using sales from that period rather than today's market.

Divorce Appraisals for Bergen County Family Court

Bergen County divorce matters are handled by the Family Division at the Bergen County Justice Center, 10 Main Street, Hackensack (NJ Courts). When the marital home is part of equitable distribution, both sides and the court need a value that is neutral and defensible.

We provide court-ready divorce appraisals. That includes retrospective values as of the date of filing or separation, joint engagements where both spouses agree on one appraiser, and inspections coordinated through counsel when the parties cannot be present together.

Condos, Co-ops, Luxury Homes and Flood Zones

Four parts of the Bergen market need more than a standard approach:

High-rise condos and co-ops in Fort Lee, Edgewater and Cliffside Park. Co-op buyers purchase shares, not real estate, and monthly maintenance often includes the building's property taxes and underlying mortgage. We compare within the same building and competing buildings, and adjust for floor, view, size, parking and monthly charges.
Luxury and estate homes in Alpine, Saddle River, Franklin Lakes, Englewood Cliffs and Upper Saddle River. Comparable sales are scarce, so every adjustment has to be supported.
Teardowns and new construction in Ridgewood, Tenafly, Glen Rock, Wyckoff and other towns, where many sales are really land sales. We separate land value from the existing house.
Flood-exposed towns along the Hackensack River, including Little Ferry, Moonachie and Carlstadt. During Hurricane Sandy, a tidal surge flooded all three (Reuters). Flood zone, elevation, flood history and insurance cost all affect value.

We also provide as-is and after-repair value (ARV) appraisals for renovation and new-construction projects.

Frequently Asked Questions – Bergen County Appraisals

What is the property tax appeal deadline in Bergen County?
April 1 in most towns. In a municipality that has implemented a revaluation or reassessment, the deadline is May 1, and the appeal must be filed and received by then. Bergen has 36 revaluation or reassessment towns for 2026 and 24 more for 2027, so confirm your town's date with the Bergen County Board of Taxation before filing.
My town is being revalued for 2027. What should I do?
Watch for your new assessment notice, and check it against recent sales of similar homes as of October 1, 2026. After a revaluation, assessments are supposed to equal 100% of market value, so an appeal comes down to whether your new value is supported by comparable sales. We can appraise the property as of that date and testify if you appeal.
Does the appraiser have to testify at a Bergen County tax appeal hearing?
Yes. According to the Bergen County Board of Taxation, if you rely on expert testimony, you must give a copy of the appraisal report to the assessor and to every member of the Tax Board and the Tax Administrator at least 7 days before the hearing. The appraiser who wrote the report must be available at the hearing to testify and be cross-examined.
Can you appraise a condo or co-op in Fort Lee, Edgewater or Cliffside Park?
Yes. High-rise condos and co-ops along the Palisades are a large part of the southeast Bergen market. We compare units within the same building and competing buildings, and adjust for floor, view, size, parking, amenities, and the monthly maintenance or HOA charge, which affects what buyers will pay.
How long does a Bergen County appraisal take and what does it cost?
Most reports are delivered in 5 to 7 business days after the inspection. Typical fees range from $495 to $750 depending on property type, complexity and purpose. Luxury, co-op, court-ready and retrospective assignments may be higher. You receive a firm quote before scheduling.
