Camden County Tax Appeals: Revaluations, Ratios and Evidence

Several towns are revaluing or reassessing. The Camden County Board of Taxation's May 1, 2026 agenda lists these towns (Camden County Board of Taxation):

On for 2027: Gloucester Township, Magnolia, Runnemede and Waterford.
On for 2028: Oaklyn and Woodlynne, each after a one-year extension.
In-house reassessments: the agenda includes a resolution to order them for Barrington, Berlin Township, Brooklawn and Gloucester City.

Lindenwold and Pine Hill implemented revaluations or reassessments for 2026 (NJ Division of Taxation — 2026 list). After a revaluation, assessments are supposed to equal 100% of market value, so an appeal comes down to whether the new value is supported by comparable sales (NJ Division of Taxation).

In other towns, the ratio test applies. The Board divides your assessment by your property's market value and compares the result with your town's common level range, which is the average ratio plus or minus 15%. If your ratio is above the upper limit, the assessment is reduced by applying the average ratio to your market value (NJ Division of Taxation).

2026 average ratios and common level ranges for all 36 towns (NJ Division of Taxation — 2026 Chapter 123 ratios):

Worked example

Example, using Cherry Hill's 2026 average ratio of 54.32% (range 46.17% – 62.47%): a home is assessed at $200,000.

  • If it appraises at $380,000, the ratio is 52.6%, inside the range, so there's no change, even if the owner feels over-assessed.
  • If it appraises at $300,000, the ratio is 66.7%, above the range, so the assessment is reduced to about $162,960 ($300,000 × 54.32%).

Deadlines and filing, according to the Camden County Board of Taxation:

April 1 at 4:00 p.m., or 45 days after assessment notices are mailed if later. Appeals must be received, not postmarked.
Revaluation and reassessment towns: the deadline is May 1. For 2027, the Board lists Monday, May 3, 2027 at 4:00 p.m., because May 1 falls on a Saturday.
Added and omitted assessments are due December 1, 2026 at 4:00 p.m.
Online filing is available through the state appeal system.

Evidence rules, from the Board's FAQ and hearing guide:

The appraiser must appear with you to testify, even at a summary hearing. The appearance can be in person or virtual.
The appraisal is due at least 7 days before the hearing to the Board, with one copy each to the municipal assessor and the municipal clerk.
Evidence first brought to the hearing won't be admitted. Photographs of the property and the comparables are due with the rest of the evidence.

The Board is at Forrest Hall, 509 Lakeland Road, 2nd Floor, Blackwood. We prepare tax appeal appraisals valued as of the correct date and appear at the hearing to testify.

Estate and Date-of-Death Appraisals

Camden County estates are handled by the Camden County Surrogate, 509 Lakeland Road, Blackwood (NJ Courts). Executors often need a date-of-death value for three reasons: to report stepped-up basis to the IRS, to divide property fairly among heirs, and to support a sale or buyout.

Our estate and date-of-death appraisals are retrospective. We value the property as it stood on the date of death, using sales from that period rather than today's market.

Divorce Appraisals for Camden County Family Court

Camden County divorce matters are handled by the Family Division at the Camden County Hall of Justice, 101 South 5th Street, Camden (NJ Courts). When the marital home or a rental property is part of equitable distribution, both sides and the court need a value that is neutral and defensible.

We provide court-ready divorce appraisals. That includes retrospective values as of the date of filing or separation, joint engagements where both spouses agree on one appraiser, and inspections coordinated through counsel when the spouses can't be present together.

Frequently Asked Questions – Camden County Appraisals

What is the property tax appeal deadline in Camden County?
The Camden County Board of Taxation must receive appeals by 4:00 p.m. on April 1, or 45 days after assessment notices are mailed if later. A postmark isn't enough. Towns that completed a revaluation or reassessment have a May 1 deadline. May 1, 2027 is a Saturday, so the Board lists Monday, May 3, 2027 at 4:00 p.m. Added and omitted assessment appeals are due December 1. Appeals can be filed online.
Which Camden County towns are revaluing for 2027?
The Board's May 1, 2026 agenda lists Gloucester Township, Magnolia, Runnemede and Waterford as on for 2027, and Oaklyn and Woodlynne as on for 2028. The same agenda includes a resolution to order in-house reassessments of Barrington, Berlin Township, Brooklawn and Gloucester City. Once a revaluation takes effect, assessments are supposed to equal market value, so an appeal depends on whether comparable sales support the new number.
Does the appraiser have to appear at a Camden County tax appeal hearing?
Yes. The Board says that if you hire an appraiser, the appraiser must appear with you to testify, even at a summary hearing. The appraiser can appear in person or virtually. The report must reach the Board at least 7 days before the hearing, with one copy each to the municipal assessor and the municipal clerk. Evidence first brought to the hearing won't be admitted.
Do you appraise homes in Camden City and older inner-ring towns?
Yes. We appraise rowhomes, twins, multi-family buildings and older single-family homes in Camden, Pennsauken, Collingswood, Audubon, Gloucester City, Woodlynne and nearby boroughs. In these neighborhoods, values can change block by block, so we choose comparables from the same micro-market and adjust for condition, updates and rental income where it applies.
How long does a Camden County appraisal take and what does it cost?
Most reports are delivered in 5 to 7 business days after the inspection. Typical fees are $495 to $750, depending on property type, complexity and purpose. Court-ready, retrospective, multi-family and luxury assignments may cost more. You'll get a firm quote before scheduling.
