Gloucester County Tax Appeals: The January 15 Deadline

Gloucester County does not follow the April 1 deadline most of New Jersey uses. Following a change in state regulations for the county, appeals are filed between November 15 and January 15, and are due by 4:00 p.m. on January 15 (Gloucester County Board of Taxation). Assessment postcards are mailed on or before November 15, so owners have roughly two months to act.

The Board's published instructions (Gloucester County CTB) set out what the evidence has to look like:

Value is set as of October 1 of the pre-tax year. For the 2026 assessment, it was October 1, 2025. Comparable sales should fall within the 12 months before that date. You can use older sales if recent ones aren't available, but be ready to justify them.
Submit your best three comparable sales, and never more than five.
Avoid non-usable sales. Short sales, foreclosures, family transfers and estate or trust sales are coded as non-usable and carry little weight.
The appraiser must attend. An appraisal report is optional. If you submit one, the appraiser must be state licensed and present at the hearing, or the appraisal may not be considered.
Evidence is due 7 days before the hearing, by 4:00 p.m.
Board office & filing

The Board is at the Clayton Complex, Building A, 1200 North Delsea Drive, Clayton. Online filing is available and accepts credit cards. As of July 1, 2026, the Board no longer accepts cash.

We prepare tax appeal appraisals valued as of the correct date, with comparables that meet the Board's standard, and we attend the hearing to testify. Because the window closes in mid-January, contact us in November or December.

Estate and Date-of-Death Appraisals

Gloucester County estates are handled by the Gloucester County Surrogate, 17 North Broad Street, Woodbury (NJ Courts). Executors typically need a date-of-death value for three reasons: to report stepped-up basis to the IRS, to divide property fairly among heirs, and to support a sale or buyout.

Our estate and date-of-death appraisals are retrospective. We value the property as it stood on the date of death, using sales from that period rather than today's market.

Divorce Appraisals for Gloucester County Family Court

Gloucester County divorce matters are handled by the Family Division at the Gloucester County Justice Complex, 70 Hunter Street, Woodbury (NJ Courts). When the marital home is part of equitable distribution, both sides and the court need a value that is neutral and defensible.

We provide court-ready divorce appraisals. That includes retrospective values as of the date of filing or separation, joint engagements where both spouses agree on one appraiser, and inspections coordinated through counsel when the parties cannot be present together.

New Construction and Newer Homes

More than half of Gloucester County's housing was built in 1980 or later, and about a quarter since 2000 (DVRPC). Harrison Township (Mullica Hill), Woolwich, Monroe and Washington Township continue to add subdivisions and 55+ communities.

Newer homes raise specific appraisal questions: lot premiums, builder upgrades, incentives that inflate a contract price, and competing new-construction inventory nearby. We separate those from true market value, which matters for PMI removal, a pre-listing price, a divorce buyout or a tax appeal on a recently assessed home.
